What are roof coatings?

Not every aging roof needs to be replaced. When an existing roof is still structurally sound, a professionally installed coating system can restore weather protection, extend its service life, and delay the cost and disruption of a full roof replacement.

Roof coatings are fluid-applied systems that create a seamless protective layer over an existing roof. They can be used on many metal, spray polyurethane foam (SPF), and single-ply roofing systems to protect against UV exposure, weathering, and continued aging. Reflective coating options can also reduce rooftop temperatures and improve energy performance.

The key is knowing when a roof is a good candidate for restoration. Coatings aren't a shortcut for a failing roof and shouldn't be used to cover saturated insulation, structural problems, or significant drainage issues. DLC evaluates the existing roof and identifies necessary repairs before recommending a coating system.

When the conditions are right, a roof coating can be one of the most cost-effective ways to protect your building, maximize the investment you've already made in your roof, and add years of useful service life—with significantly less disruption than a complete reroof.
